New Homes Loan Process
Back to Wonderland Homes Colorado Realtor Center Our Purchase Agreement requires that the Homebuyer make a loan application within five business days of the effective date of the contract. As you well know, this requirement is in both our best interests, and we ask for your help in getting your client to meet the deadline. Ask the New Home Consultant about any possible benefits or special incentives afforded by using our Preferred Lender. We strongly encourage the use of a select few third party Preferred Lenders; they know us, our products and our communities. They have been highly successful over the years in getting closings done on time and in a manner that serves the new homeowner very well. Nothing is more frustrating to the buyers than to have to delay a closing because a lender is unable to perform; experience teaches that such occurrences are far more likely with lenders other than our Preferred Lenders. Throughout the building or closing process, we will be checking with you and/or the selected lender to track the loan progress. Loan Locks The only thing anyone can predict regarding interest rates is that they will change. The decision to "lock" the buyer's interest rate is theirs alone. The target delivery date of their new home, if under construction, is always an estimate and your client should proceed with caution when using this estimate to make an interest rate decision. Loan Closing In Denver, Wonderland Homes' closings typically take place at Land Title. This firm is well trained in the proper documentation for Wonderland Homes and will ensure that a smooth closing will take place for you and your customer.
