New Home Closing Process
Back to Wonderland Homes Colorado Realtor Center Wonderland will make every attempt to meet the targeted delivery date of a home, but remember that the completion and closing date is always approximate. We want to make sure the home is built correctly and there are several things that might slow down production such as:
Date of Closing The closing will take place shortly after the completion of the home and the Homebuyer Orientation. Wonderland’s Closing Coordiinator will schedule the exact date with the buyers, you, the mortgage company and the title company. Typically, you will have at least twenty-eight day's notice. Location of Closing The closing takes place at Land Title Company. The Closing Coordinator will schedule the date and time of the closing. Closing Documents At closing, the documents necessary to convey the new home to your client and the loan from the mortgage company will be executed and delivered. Surveys At closing you (as a Realtor) will receive a written survey to grade our performance. Your client will also be surveyed three times:
The Wonderland Closing department will coordinate the delivery of the keys to our new Homeowner upon confirmation of "funding" from the closing. In the event a closing is held late in the day, it is sometimes not funded until the following day. Your client will not receive the keys until such funding occurs. Other Reminders Remind your client to bring a cashier's check or certified funds to the closing table. And, as usual, utility service should be scheduled to transfer into the new Homeowner's name effective the date of closing. A list of utility companies is provided in the Homeowner Manual.
