Closings
Closing is that eagerly anticipated day when you sign papers and become the proud owners of a Wonderland home. Because building a home is a highly complex undertaking, defining the day of closing far in advance is a challenge. We will make every attempt to meet the targeted delivery date of a home, but remember that the completion and closing date is always approximate. We want to make sure the home is built correctly and there are several things that might slow down production such as:
• Weather delays in constructing the foundation (which then affects framing, roofing and exterior
finish)
• Shortages in material and labor
• Customer delays in responding to lender requests
Wonderland Homes recognizes that planning a move and its timing are very important to you. If there are any changes in the closing date, you will be notified as soon as possible so that any adjustments may be made.
Date of Closing
The closing will take place shortly after the completion of the home and the Homebuyer Orientation. Wonderland’s Closing Coordinator will schedule the exact date with you, the mortgage company and the title company. Typically, you will have at least twenty-eight days notice.
Location of Closing
The closing takes place at Land Title Company. The Closing Coordinator will schedule the date and time of the closing.
Closing Documents
At closing, the documents necessary to convey the new home to you and the loan from the mortgage company will be executed and delivered.
Possession
The Wonderland Closing department will coordinate the delivery of the keys to you upon confirmation of funding from the closing. In the event a closing is held late in the day, it is sometimes not funded until the following day. You will receive the keys when this funding occurs.
Other Reminders
Prior to the closing, the title company will provide you with information about the ‘good funds’ (generally a cashier’s check or other certified funds) you’ll need to bring to the closing table, along with your picture identification. The title company will transfer gas, electric and water services but all other services will be your responsibility to set up or transfer.
